How Often Should You Service Your AC Unit in the UAE?
How often split and ducted AC units need servicing in the UAE's climate, the signs a unit needs attention sooner, and what a proper AC service should include.

Quick answer
Most homes and offices across the UAE should have AC units serviced at least twice a year, once before summer and once partway through it, because long cooling hours, dust and humidity make filters, coils and drain lines dirty faster than in cooler climates. Units that run almost constantly, sit near construction or dusty roads, or are close to the coast often need checking every three months.
Why AC units work harder across the UAE
From Dubai and Abu Dhabi to Sharjah, Ajman and the other emirates, air conditioning runs for most of the year rather than a few months. That alone puts more wear on filters, coils, fans and drain lines than in a typical temperate climate.
Dust from the desert, humidity near the coast and units that rarely get switched off all shorten the gap between one problem and the next. A unit that is never serviced is working against all three at once.
A practical servicing schedule
- Before summer (February to April): a full service so the unit is ready for its heaviest months.
- Partway through summer (June to August): a lighter check, mainly filters, drain lines and airflow.
- Every 3 months instead of twice a year: units that run almost continuously, sit near a main road or construction site, or are in a coastal or dusty area.
- After any period the unit was left off or unused: a quick check before relying on it again.
What a proper AC service should include
- Cleaning or washing filters so airflow is not restricted.
- Cleaning the indoor coil and fan, where dust and dirt build up unseen.
- Clearing the drain line and tray, the most common cause of water leaks.
- Checking electrical connections, isolators and breakers on the circuit.
- Checking the outdoor unit for dirt, blockages and airflow around it.
- Telling you honestly if gas, a component or the unit itself needs a specialist repair.
Signs a unit needs attention sooner
Any of these is worth booking a service for rather than waiting, since a unit working harder than it should also uses more electricity.
- Water dripping from an indoor unit, usually a blocked drain line.
- Weaker cooling than before, even after turning the thermostat down.
- A musty or burning smell when the unit starts.
- The AC tripping its breaker, which can be electrical rather than mechanical.
Split vs ducted systems
Split units are serviced individually, room by room, which makes it easy to notice if just one unit is struggling. Ducted systems cool a wider area from fewer units, so a blocked filter or dirty coil affects comfort across several rooms at once, and the central unit is usually harder to reach without removing a ceiling panel.
Where we service AC units
We service split and ducted AC units in apartments, villas and offices in Dubai and across the other emirates. If you are not sure whether your unit needs a full service or just a quick check, send us a short description or a photo and we will tell you honestly which it is.
Frequently asked questions
Does AC servicing need to happen before summer specifically?
It helps. Booking before demand peaks means filters, coils and drain lines are clean before the unit is under its heaviest load, and appointments are easier to arrange than in the busiest weeks of summer.
Why does my AC leak water only in summer?
Longer running hours and higher humidity mean more condensate for the drain line to carry away. A line that was coping in winter can show a blockage once the unit runs for longer each day.
Is a dirty AC filter actually a safety issue?
Mainly it is an efficiency and comfort issue: restricted airflow makes the unit work harder and cool less well. But a neglected unit can also develop electrical faults, which is why we check the electrical side during a service.
